New-build or resale: choosing your Cyprus home

Once you have chosen a district, the next fork is new-build or resale. Both are well-trodden paths in Cyprus, and the right one depends less on fashion than on your appetite for waiting, warranties and character.

The case for new

New-builds, often sold off-plan, offer modern layouts, energy efficiency, warranties and, sometimes, a lower entry price for buying early. The trade-offs are the wait, the need to check the developer's track record, and the care required in the contract so that what is delivered matches what was drawn.

The case for resale

Resale homes let you buy what you can actually stand in — no imagination required — often in established, greener neighbourhoods, and you move in now. In return you accept an older specification and the usual survey questions. A good agent and an independent lawyer make either path safe; the choice is about you, not the market.
